Transcripts
Financial and economic crisis in recent decades indicated the importance of having resilient economies.
Unfortunately, most African countries were victims of mentioned crisis.
They need to have diversified economies to escape future economic and financial crisis.
Having global competitive port infrastructure is the first condition to create competitive diversified economy.
Being aware of the strategic importance of globally competitive port infrastructure, the government
of The Gambia decided to launch a concession tender to modernise and expand the capacity of the container terminal
to compete with neighbouring ports.
With a competitive port, The Gambia can attract other loads like Mali and Cargo.
The port of Banjul is the only all-purpose port of the Gambia connecting it to the world.
It is located in the edge of the Banjul Peninsula.
Rapidly increasing city population and business volume has been creating many social and economic problems.
Capacity enlargement investments, which is the subject of the launched concession tender, will
not help bring lasting solution for these problems.
To start with, port access roads are passing through the residential areas, leading heavy
truck traffic congestion for the city. In addition, lack of truck parking within the
port hinterland is adding further pressure to the traffic congestion.
Furthermore, bottlenecks in the city traffic are resulting in reduced dwell times in the port.
The port has been struggling to meet address current and future needs of the country because of its captive nature
and operational inefficiencies. According to the projections, Banjul Container
Terminal has a potential to reach from 120,000 TEU to 400,000 TEU by 2040.
In addition, growth projections of general cargo, liquid cargo and other terminal services at the port will
put additional stress to congestion.
Producing the livability in the city, the port perimeter is intertwined with the residential areas,
which makes expansion very difficult due to high expropriation costs.
It's because of these reasons the Port of Banjul will not be able to fully respond to the Gambia's economic vision
for the next century. Therefore, relocation of the port to out of city
is an urgent matter to achieve highest value for money. Albeit holding conducted comprehensive studies for a New
Port location and results of the studies reflect that Sanyang region was the most.
Suitable location in line with master plan. The relocation of the port to the Sanyang brings the
following benefits.
Removal of truck traffic from the city's integration with international and neighbouring country routes.
Vast land opportunities, sufficient draft availability and Newport development in Sanyang region will address
above mentioned problems and will be able to serve country and its hinterland for the next generations.
When we look at the competitive environment, the port of Dakar seems as the most important regional
rival. However, the port of Dakar has also come to a
stage where it is unable to meet the needs of Senegal and Mali.
If the port of Dakar does not invest for expansion in the next four years, it is expected to become a completely
inadequate port. We believe that the investment to be made in Sanyang region
will provide the necessary capacity needed in the medium and long term for the Gambia and its hinterland.
With this perspective, albeit holding developed the New Port of The Gambia in the Sanyang region,
which is integrated with the industrial zone, free zone, agricultural zone, etcetera.
The New Port of the Gambia in Sanya will be the keystone for the transformation of the Gambian economy.
To exploit the capacity to the highest level necessary infrastructures such as free zone, industrial
zone, agricultural and fish processing facilities and truck parking area should be built in areas within the
port hinterland. Our proposed port master plan will enable The Gambia to
have a diversified economy with competitive industrial sectors.
The first phase of the New Port of The Gambia is planned to start operation in Sanyan by the year 2025 with possible
expansion phase in the future.
The New Port of the Gambia has a container terminal and a container yard with two keys with a total length of 500
meters, equipped with STS, cranes and storage areas of 125,000 square meters.
The first general cargo terminal has a key with a total length of 250 meters, equipped with two mobile
harbour cranes and storage areas of 65,000 square meters.
The Roro terminal has a key total length of 80 meters with a car parking area of 45,000 square meters in
the yard.
The second general cargo terminal has a key with a total length of 250 meters, equipped with two mobile
harbour cranes and storage areas of 160,000 square meters.
The mining terminal has a key total length of 200 meters and storage areas of 90,000 square meters equipped
with special loading facilities.
The fishing terminal has a total key length of 250 meters with a yard area of 75,000 square meters.
The fishing terminal is fully equipped with an ice making plant, packaging and a cold storage facilities.
Finally, due to safety measures, all terminal has been designed to be placed in the outer western
perimeter of the port with an area of 90,000 square metres connected to a tanker jetty.
Terminal also include oil and diesel silos with a capacity of 120,000 cubic meters.
In the case of higher capacity is needed, births can be extended and storage areas can be enlarged.
In the future, the entrance of the New Port of The Gambia will be equipped with a Radio Frequency
Identification system, RFID.
The administrative area is established on an area of 20,000 square meters and consists of the port administration
building, port operator building, dining hall and social facilities, customs building, parking
area, mosque, healthcare officers facilities and police officers facilities.
X-ray scanning infrastructure will be made available for the use of the Gambian Customs Authority.
We believe that Sanyang Free zone facilities will make a significant contribution to the country's foreign trade and
transit trade with an area of 350,000 square metres.
Albate Holding owns and operates an important free zone in Trabzon and two major industrial zones in Konya and
Balcazar provinces of Turkey.
In addition to Albek Holdings investment in these zones, other domestic and international business groups are being
offered attractive investment opportunities.
As albeit holding, we would like to express our vision based on our experiences in industrial and free zone
operations to transform Sanyang into an attractive commercial and industrial zone and to draw domestic and
international investment.
Despite the drawbacks of the Port of Banjul mentioned before, the strategic location of the port has
been offering many financial and commercial opportunities to exploit.
Due to its strategic location in the waterfront. The rising trends in the global tourism industry are crews
and yacht holidays. Building the necessary infrastructure will present a huge
potential to increase tourism revenues for the Gambia.
Its geographical location and natural beauties is making it an attractive cruise and yacht holiday destination.
We believe that the conversion of the existing port into an attractive touristic centre will have a direct impact on
the social and economic development of the country. We proudly propose to develop the existing Portland in
Bandol as a mixed-use real estate project.
Banjul real estate project has a total area of approximately 167,285 square metres.
60,000 square meters residential area.
8000 square metres commercial area.
37,000 square meters, commercial and Marina area.
29,000 square meters recreation area.
21,000 square metres mosque and cultural complex.
5000 square meters hospital area. In this context, we aim to bring foreign direct
investment to the country with an innovative approach through the realization of real estate projects.
We target to create a sustainable business model on the basis win win principle by realizing revenue sharing model.
In addition, albeit holding promises to use any income generated from this real estate project to make
investment in mechanized.
Agriculture and industry to help The Gambia have a diversified economy.
The vision of the albeit holding was inspired by our success stories in Turkey, Somalia, Guinea, Azerbaijan
and Pakistan, in addition to successful examples in the world.
With our activities in Turkey, Somalia, Guinea, Azerbaijan and Pakistan inspire unwavering confidence in us
that we will be able to realize what we envision for The Gambia.
Our investments in these countries have improved the daily life quality of those nations.
Likewise, we firmly believe that the model we propose to The Gambia will improve daily life quality of
the Gambian citizens. Besides the social and industrial infrastructure
development, we will be proud to be a partner of The Gambian nation on your journey to a rich and
prosperous.
Country with our win win business model.
