It covers the average real estate agency fees, mandatory contract registration costs, and various taxes applicable based on the type of property and buyer status, such as first homebuyers or purchases from a builder. The script also touches on notary fees, mortgage-related expenses, and the potential additional costs for those buying a property through a company. It concludes with an example calculation to estimate the total extra costs beyond the purchase price, highlighting the importance of understanding all financial implications before buying a home.
Takeaways
- 🏠 The average real estate agency commission in Italy is between 3% to 4% of the purchase price, but this can vary depending on the agreement between the parties.
- 📝 The registration of the preliminary contract is mandatory and incurs a flat fee of €200 plus €16 for stamp duty per every four pages or every 100 lines of the contract, with an additional 0.5% of the purchase price.
- 🔄 The 0.5% paid during the registration process is later deducted from the total registry tax paid to the notary, so it's not an actual cost but a prepayment.
- 📜 If a preliminary contract is to be transcribed, additional costs will apply, including a notary fee for transcribing the contract into the Land Registry.
- 💰 The tax implications for purchasing a property differ based on whether it's the first or second home, and if purchased from a builder within the last 5 years, VAT will be applied.
- 📈 For a first home purchase, the registry tax is reduced to 2% of the revalued cadastral income, with additional municipal and mortgage taxes of €50 each.
- 🏢 When purchasing from a construction company, VAT is applied at 4% for a first home and 9% for a second home, based on the purchase price, not the cadastral value.
- 🤔 The notary's fee for the preliminary contract and its transcription can vary widely and is typically around 1% of the property value for lower-priced properties.
- 💼 The notary's fee and other transaction costs are usually paid by the buyer, although this is a common practice and not a legal requirement.
- 🏦 If a mortgage is involved, there are additional costs including the bank's loan setup fee, property appraisal, and a substitute tax on the mortgage amount.
- 📊 The total cost of purchasing a property can be estimated at around 10% for a first home and up to 15% for a second home, with potential additional costs when buying from a builder.

Outlines
🏠 Real Estate Agency Fees and Home Buying Costs
This paragraph discusses the initial costs associated with purchasing a home, focusing on real estate agency fees which typically range from 3% to 6% of the property price, depending on the services provided and the agreement between the agent and the client. It also touches on the registration of the preliminary contract, which is mandatory and incurs a flat fee of €200 plus additional costs based on the contract's length and a 0.5% of the purchase price, which is later deducted from the total registry tax. The paragraph emphasizes that the actual cost of agency fees is determined by the agent's contribution to closing the deal, and if there's a dispute, it's resolved according to local customs or, if necessary, by a judge's decision based on equity.
📝 Understanding Tax Implications and Notary Costs in Home Purchases
The second paragraph delves into the tax benefits for first-time homebuyers, who can enjoy a reduced registry tax of 2% on the reassessed cadastral value, provided they meet certain residency requirements and do not sell the property within five years. It also explains the differences in taxes for buying a second home or a property from a builder, where VAT is applied at different rates depending on whether it's the first or second home purchase. The paragraph further discusses notary fees, which vary based on the professional chosen, the property's value, and location, and clarifies that while it's common for the buyer to pay these fees, both parties are responsible for the transaction costs according to the law.
💼 Additional Expenses in Home Acquisition: Mortgage and Related Costs
This paragraph outlines the additional costs involved when acquiring a home through a mortgage. It covers the mortgage application process fee, which is typically around 1% of the loan amount or a fixed amount below €100,000. The paragraph also discusses the property appraisal cost, which ensures the property's value matches the purchase price and is sufficient for the loan amount. Furthermore, it mentions the substitute tax on the mortgage, which varies depending on whether it's for a first or second home purchase, and the notary fees for the mortgage deed, which are similar to those for the purchase deed.
🧮 Estimating Total Costs for Homebuyers and Seeking Professional Assistance
The final paragraph provides an example to estimate the total costs of purchasing a home, suggesting that first-time homebuyers should consider approximately 10% of the property price for agency, notary, and registry tax costs. For second-time buyers, it recommends not considering less than 15% of the purchase price for these costs. When buying from a builder, the costs could be even higher. The paragraph concludes by offering assistance for those who need help understanding their home purchase costs or require a consultant for their real estate project, with contact information provided in the description for further inquiries.

Highlights
The average real estate agency commission in Italy is around 3% of the purchase price, but it can vary up to 5% or 6% depending on the services provided and the agreement between the parties.
The real estate agency commission is not legally set but is determined by mutual agreement, and if not agreed, it is established according to customs and practices, possibly decided by a judge based on equity.
Registration of the preliminary contract is mandatory and incurs a flat fee of €200 plus €16 for stamps every four pages or every 100 lines of the contract, with an additional 0.5% of the purchase price.
The 0.5% paid during registration is considered a prepayment and will be deducted from the final registry tax paid to the notary.
Transcription of the preliminary contract is not mandatory but serves to pre-empt the property, preventing others from registering mortgages or other deeds on the same property.
The cost of drafting and transcribing a preliminary contract from a notary can range from €300 to €1500, depending on the property's value and other factors.
Taxes on property purchases can be complicated, with different rates and conditions for first-time buyers, second homes, and properties bought from builders.
First-time buyers can benefit from a reduced registry tax of 2% on the revalued cadastral value, calculated using a specific formula.
For second homes, the registry tax rate is 9%, with a higher taxable base and additional stamp duties and mortgage taxes of €200 each.
Purchasing a property from a builder within the last 5 years is subject to VAT, which varies between 4% for first homes and 9% for second homes based on the purchase price.
If buying as a legal entity, such as a company, VAT rules remain the same, but the registry tax is calculated on the purchase price rather than the cadastral value.
Notary fees for the purchase act are variable and can range from 1% for lower-value properties to a fixed amount for higher-value transactions.
It is customary in Italy for the buyer to pay notary fees and taxes, although this can be negotiated differently between the buyer and seller.
Both the buyer and seller are responsible for the transaction costs, including agency fees, registry tax, and notary fees, even if paid by one party.
Mortgage-related costs include loan processing fees, property appraisal fees, and substitute mortgage tax, which vary depending on the property and loan amount.
An example calculation for purchasing a €500,000 property as a first home includes a 4% agency fee plus VAT, €200 for contract registration, and various taxes and fees totaling around 10% of the purchase price.
For second-home buyers, it is recommended to consider at least 15% of the purchase price for additional costs, while purchases from builders may incur even higher costs.

stabilite all'interno le prassi Quindi
contratto
preliminare la registrazione del
contratto è obbligatoria quindi non si
può evitare se qualcuno vi dice non
registriamo il contratto sta infrangendo
la legge è obbligatorio registrarlo La
registrazione si distingue dalla
trascrizione del contratto preliminare
la trascrizione invece non è
obbligatoria e ha uno scopo veramente
diverso dalla registrazione la
registrazione serve per farvi pagare le
tasse la trascrizione serve perché un
contratto preliminare registrato Scusate
Mi stavo confondendo anche io un
contratto preliminare trascritto ha la
funzione di prenotare quell'immobile
quindi se io acquirente trascrivo un
contratto preliminare nessun altro potrà
trascrivere ipoteche per esempio o un
altro atto di compravendita perché c'è
già trascritto il mio contratto
preliminare quindi ho precedenza
compromesso quindi dobbiamo sicuramente
registrarlo dobbiamo adempiere a tutti i
Registri Immobiliari Quanto costa fare
sfruttabili solo dalle persone fisiche
che trasferiranno la residenza nel
comune dove stanno acquistando
l'immobile oppure che hanno già la
residenza in quel comune e quindi
possono sfruttare queste agevolazioni
agevolazioni prima casa all'interno del
comune dove stanno comprando Quindi se
rispetti Tutti questi requisiti puoi
accedere all'agevolazione in prima casa
costruito negli ultimi 5 anni l'atto è
soggetto ad IVA quindi la situazione
cambia Perché nel caso di acquisto tra
persone fisiche l'atto è esente IVA
ciascuna quindi ulteriori €600 Se compri
perché secondo me è semplicemente perché
le tasse dell'atto è prassi in Italia
che queste spese vengano pagate
dall'acquirente Questa però non è una
legge imprescindibile e le parti quindi
acquirente e venditore possono benissimo
accordarsi diversamente potrebbero
dividersi in parti uguali queste spese
andiamo a
state comprando un immobile a €300 m000
volete di Muto €2.00 la banca manda un
perito per verificare che effettivamente
questo immobile sia perlomeno
sufficiente a coprire il debito che
state contraendo il perito poi analizza
€4.00 quindi
24.400 per l'agenzia immobiliare poi
abbiamo i costi di registrazione del
contratto preliminare abbiamo detto €200
fissi più €16 di marche da bollo ogni
quattro pagine Supponiamo che sia
quattro pagine quindi 16 di marca da
bollo più lo
0,5% della caparra in questo caso non lo
mettiamo nel conto perché comunque
questo 0,5% fa parte del totale
dell'imposta di registro che andiamo a
calcolare fra poco quindi aggiungiamo
altri
216 al nostro conteggio dei costi
Supponiamo di Non trascrivere il
compromesso cosa che di solito non
avviene Nelle transazioni normali
benissimo chiederci
344.000 di parcella E infine andiamo a
calcolare anche i costi relativi al
mutuo pensiamo per esempio di prendere
un mutuo da
300.000 quindi una istruttoria veramente
per acquisto prima casa scontata
potrebbe essere sui 1000 €500 abbiamo
poi l'imposta sostitutiva che è lo
0,25% dell'importo di mutuo erogato e
poi abbiamo la perizia che in questo
caso rimane uguale diciamo €300 per
darvi un'idea senza andare molto in
profondità nei costi come abbiamo fatto
in questo video Quando vi trovate
davanti ad un immobile da acquistare
potete considerare in maniera rapida per
fare un calcolo che se lo acquistate
come prima casa andrete a spendere circa
il 10% in costi agenzia immobiliare
notaio tassa di registro principalmente
Se invece state acquistando come seconda
casa vi consiglio di non considerare
meno del
15% del prezzo di acquisto Se invece
state acquistando da un costruttore Beh
i costi potrebbero anche salire oltre
