in any investing decision is to look at
the debt good debt I love debt I have
you know I love debt the important thing
is to pay off your bad debt good debt
you want billions of that lots of it car
loans are be considered bad debt once
you buy a car it depreciates and
immediately and you lose value on it and
you're basically shoveling money into
the garbage basically um on that
particular loan that loan could have an
interest rate as high as 29% for some
people that have terrible credit your
home unfortunately probably is in the
bad debt category because this actually
takes money from you it doesn't give you
money the idea of good debt is that it
pays you bad debt takes away so don't
pay off all your debt just make more
money is probably the easiest way and
I've said it before but the way you can
make more money is through good deals
and good debt good deals give you cash
flow they don't take away from you
they're not like a car payment or your
house if you want to find good deals on
real estate investing drive around the
neighborhood or just in general look for
poorly maintain homes High Grass
unpainted roofs that look like they're
you know in disrepair you can also look
at homes that have been on the market
for a while homes that could have great
potential but literally they just can't
get a deal done maybe they asked too
much money and then people just forgot
about the house and said they were
unreasonable if you want more details on

that cash flow model towards the end of

now let's talk about the tips ultimately
there is no better way to get rich and
eventually wealthy with real estate
because you get rich by making good
deals that's the great upside and you
get wealthy when your renters pay down
your mortgage to zero and now all of a
sudden you have a stock pile of cash
which ultimately is secure wealth
getting rich is about speed it's fast
it's about momentum getting things going
it's about buying a property and fixing
it up as quickly as possible and then
renting it out flipping it to yourself
so you're making money if you want to
get rich fast then real estate
wholesaling is probably the best for you
wholesaling is a great way if you don't
have a lot of money you can just lock up
the contracts and sell those contracts
off you don't have to have a crew you
don't have to fix the property and you
don't have to do anything really except
lock lock it up in a contract and sell
it to someone else whol selling can be a
great way to get into the business to
learn how to structure a deal it's the
basis of it a good deal is not going to
sell a great deal is going to sell a bad
deal is never going to sell so if you're
doing wholesale you want to get into
some great deals get in and get out of
the deal as quickly as possible you're
going to leave money on the table and
there's no liability you don't get stuck
in owning a property or fixing toilets
or anything like that so finding a great
deal is what wholesaling about and
selling it so the fix and flipper still
has a good deal that can cash flow it's
fast it's clean you're in and you're out
and you make your money kind of like
In-N-Out Burger they got some good
burgers over there I tell you and it's
cool you only have four choices to make
on the menu right however it isn't the
most amount of money you don't make the
most amount of money here because you
you got to leave money on the table for
somebody else you got to leave money for
the fix and flipper and you got to leave
money for somebody that's going to rent
it out in real estate the most amount of
money that you can get starting out is
by fixing and flipping distress
properties to help you get them into
long-term rentals that's the best
flipping has the potential for large
profits per deal as opposed to real
estate wholesaling the biggest margin is
because you've got to put some elbow
grease and work into it this is truly
essential if your property is bought at
significant undervalue prices and then
you renovate them and make them look

in the houses I was renovating and
that's what we called house hacking for
example let's say you buy a small multif
family property if you live in one of
the units you can rent out the other
units to offset your housing costs if
you buy let's say a fourplex you can get
government loans and use HUD money the
cheapest money out there then once
you've generated enough income from the
first fourplex you can buy another
property using a Fix and Flip loan and a
second property through lending like
vith loans to be able to get a dscr loan
that'll help you buy as much property as
you can possibly manage something to
keep in mind when you're getting your
start real estate investing is to start
small with these types of properties and
eventually build with the portfolio to
build your wealth eventually you have
100 million under your belt and uh you
won't think anything of it it'll be easy
if you want to get rich quick then just
wholesale a bunch of properties make a
little cash flip it and uh you'll get
rich quick with little stress because
all you're doing is signing 20 pieces of
paper and then handing it to somebody
else however what you're giving away
when you wholesale is the money that
comes from the Fix and Flip and also the
money that comes from the portfolio
you're also giving away the long-term
rental and you could have under your
belt all of these by using the right
loans and get wealthy over time you can
just keep the stuff why not flip it to
yourself by fixing and flipping you can
create great deals then you could bring
in positive cash flow from your dscr
loans and stabilize them another way to
generate positive cash flow is by
targeting properties in your areas that
have potential growth over time that's
like a good neighborhood I'll give you
an example my old assistant has a
property a sixplex that cost her $180
,000 they're paying her
$3,800 a month for the tenant the cost
of the mortgage is like 1,000 bucks so
she's making
$2,700 a month on the unit all she has
to do is add two or three of these and
she'll be able to buy more and more
because she'll be making $2,700 per like
her now husband doesn't even have to
work doesn't have to do anything
necessarily but maybe help her fix these
properties and she's bought in areas
that nobody else wants to live in and
people ask her like even the person
selling the property asked her why would
you buy this property it's in a terrible
neighborhood she goes I don't have to
live there I'm not living there and
guess what the tenants have been there
for 12 years why would she care she's
not living there the bottom line is it
makes money sometimes we have to go to
the places we don't want to go so that
we can achieve the things that we want
in life which ultimately lead to a
