実はある条件の方たちは450万円となっています
これは軽く見ておく程度で大丈夫なんですが
まず自宅外通勤の人そして5年以上の大学の人
そして大学院1後は所定要件を満たす海外留学の場合です
この場合は450万円という条件になっています
正しい力出てくる数字としては350万円のところが問われますので

金利については3種類あります一つ目にローン申込時または論実行時の金利が返済終了

固定金利型
二つ目に地上の金利の変動に応じて金利も変動する
変動金利型変動金利型については半年ごとに金利の見直しがあります
三つ目に返済期間のはじめのうちが固定金利でその後
固定金利か変動金利かに変わっていく固定金利選択型です
固定金利選択型の当初の固定期間は3年5年10年15年といろいろ選べるんですがこ
定期金利期間が長いほど気には高くなるという特徴があります
津波に固定金利型と変動金利型では一般的に固定金利の方が金利は高い傾向があります
なぜかというと市場の金利がどれだけ上がったとしても当初の金利が返済終了まで
変わらないわけですから
リスクは融資をしている銀行側が背負っているわけです
それに対して変動金利型は地上の金利が変わればその分金利も変わっていくのでリスク
は融資を受けている側が背負っているということです
なのでリスクを背負っている変動金利の方が金利はやすい傾向にあります
じゃあ変動金利の方が返済額が少ないかと問われると
そういうわけではなく銀リが上がれば上がるだけ返済額も高くなるわけですから
どちらが安いかは市場次第ということで一概には言えません
今後の金利が変わらずやすいと思うのであれば
変動金利型を選んで今がそこで今後金利が上がっていくだろうと考えるのであれば
固定金利型を選んだほうがいいということになります
続いて住宅ローンの返済方法についてです
返済方法は2種類ありますひとつ目に元利均等返済
二つ目に元金均等返済で済まず元利均等返済について説明していきます
元利均等返済とは毎回の返済額

まず本人が進むための住居であることそして申込日の時

保証人保証料は不要であること繰り上げ返済の手数料は無料であること
最後のポイントとして親の住宅ローンを子や孫が引き継いで返済することも可能となっ

続いて繰り上げ返済についてです住宅ローンを返している途中お金がたまってきたなと
いうときには当初決めていた返済額よりも欧米に支払うことができます

これは毎回の返済額を変えずに返済期間を短縮する方法です
もう一つが返済額軽減型といって返済期間を変えずに毎巻井戸
返済額を減らす方法ですどちらのほうが利息の軽辺効果が大きい日付に出ることがある
ので押さえて頂きたいのですがこれは返済期間短縮型の方です返済期間
短縮方のほうが利息をやすくする効果があります
次に住宅ローンの借り換えについて軽く説明しておきます
借り換えとは金利の高い論を一括返済して金利の低いローンに変えることを言います
覚えておいてほしいポイントとしては公的ローンへの借り換えはできませんのでその
部分を知って頂ければと思います
最後に団体信用生命について見ておきましょう
団体信用生命保険とは住宅ローンを組むときに入る保険で住宅ローン金利のなかに含ま
れていることも多いので住宅ローンを組むともれなくついてくる保険とも言えます
団体信用生命保険は住宅ローン返済中に債務者
つまり住宅ローンを支払っている人が死亡した場合保険会社が住宅ローン残高を
保険金として金融機関に支払ってくれるものです
つまり万が一のことがあったとき住宅ローンの支払いがな

生命保険の見直しをするタイミングだと言えます

の計算式を基にして退職時から平均嫁までの年月をかけた金額
老後に必要な生活費ということになりますので一度自分の人生プランを考えてみると
良いかと思います
