Transcripts
this will be my second home build and
when it is complete it will also be my
second rental property I'm building this
house in North Houston Texas in a
subdivision it's just a couple minutes
away from the Woodlands Texas so far I
have already purchased a lot got my
building plans gotten my temporary
permit so I can start the construction
and I've also hired all of the material
suppliers and subcontractors that I'm
going to use to help build this house
tomorrow we break ground and start
construction if you would like to build
a house but you don't know where to get
started then click the link down in the
description to check out my course where
I teach you step by step how to build
your own house so this is what the house
is going to look like from the front I
would call it a contemporary style house
I'm going to use Hardy lap siding on the
left side of the house and then I'm
going to use Hardy panel siding with a
stucco finish on the right side I'm
going to use these three different gray
colors for the siding and then I will
and install a black standing seam metal
roof I will have a black steel front
door I will have black aluminum windows
and then a black garage door so this is
going to be a 1768 square foot house
with three bedrooms and two and a half
bathrooms also it has an attached
two-car garage equal to 448 square foot
it has a pretty open floor plan with the
living room the kitchen the dining room
the utility room and also a powdered
bathroom all on the bottom floor and
then upstairs I'll have the master
bedroom with the master bathroom and
then down the hall on the other side of
the house will be the other two bedrooms
and the Jack and Jill bathroom even
though this build is just for a rental
property I've decided that I'm going to
use some higher end finishes and high
quality material like quartz countertops
European style cabinets a standing seam
metal roof and a very nice steel front
door these nice finishes will do four
things they will make the house more
durable from tenant wear and tear they
will increase the property value and
also the rental value they will also
make my Youtube videos for the home
build much more interesting and then
lastly they will make me much prouder of
the finished product when the house is
completed I'm building this house using
a combination of my own cash from the
bank in my checking account as well as
two different credit cards but after the
home is built I'll get a Cash out
refinance where the bank will give me
all of my money back that I use to build
the house I'm using the infamous Burr
strategy to acquire this rental property
Burr stands for buy renovate refinance
rent and repeat most people use a
strategy for fix and flips but I'm using
it for new construction and if you want
to learn more about the strategy I use
then check out this video where I
explain how I use the strategy to buy
and build my first rental property my
long-term real estate game plan is to
build three to five single family rental
properties within the next two years
then I'll move on to build a couple
larger projects like multi-family
properties which would either be
triplexes or fourplexes and then in the
end the big goal is to finally get into
commercial real estate with maybe large
apartment complexes storage facilities
or business Flex spaces I plan to
accomplish this all within the next five
to seven years while documenting it all
here on YouTube so make sure to hit the
