things so that you got a good feel for

since the early 2000s the population is
nearly quadrupled and so to meet the
demands of a growing population a lot of
newer homes have been built here
what's also new is a growing shift
towards home office spaces thanks to the
panzer people are opting towards virtual
and remote work environments we're
seeing a lot of people blending in days
at the office with working from home and
so the first neighborhood on our top
five list is perfect for that lifestyle
as it's been voted the best neighborhood
for commuters and offers homes large
enough for personal office space it's
where i'm at right now which is dempsey
and there are a number of reasons which
make it a good commuter's neighborhood
it does have a go train station first of
all which i'm right in front of the
milton go which is milton's only go
train station even though there is a
parking lot here neighbors in dempsey
can just leave their car home and then
walk to the station but if you do prefer
to drive then the neighborhood does
provide convenient access to highways
plus it's the most northeastern
neighborhood in milton closest to
mississauga and toronto and so if you
work in the city then commuting would be
a nice option because commuting would
only be less than an hour's drive to
toronto

convenience is a core theme here in
dempsey not only when it comes to
commuting but you're also close to the
heart of milton's shopping center you'll
find tons of retail and dining options
along maple avenue as well as dempsey's
section of main street

when milton started expanding in the
early 2000s dempsey was one of the first
neighborhoods developed so most of the
homes here do date back to that time
they're going to be about 15 20 years
old
location wise you are actually really
close to the ontario first art center
the milton leisure center and the milton
library main branch so this neighborhood
is perfect for people on the go
everything you need is close by within a
few minutes walk or drive
welcome to dempsey this is where you're
going to get that busy family work
lifestyle going on a good number of
commuters families with kids and larger
single family homes just like this one
so these are your typical single family
detached homes in the neighborhood this
one behind me actually just sold for
1.91 million dollars this one has four
plus two bedrooms and five baths so just
so you know whenever you do see a
property that has say plus one beds plus
two beds that just means that those
extra bedrooms are not legally or
officially bedrooms but they are space
in the house that one could easily
transform into or consider a bedroom
because in order to officially call a
room a bedroom it's gotta have a closet
and a window large enough to escape from
in case there's a fire so in the case
with that house that i showed you the
plus two bedrooms they happen to be in
the basement and so because they are
below grade level they don't have the
proper windows for egress so you do want
to make note as well that that home as
well as with all homes in the area they
wouldn't be the most ideal spot if
you're looking for peace and quiet
because with highway 401 to the north
you've got train tracks down to the
south and then all of your main street
shops and action in between there are
only a handful of streets around here
with low noise levels but with that you
do get a lively dynamic here compared to
other parts of milton your other
neighbors come from a diverse mix of
cultures and ethnicities and then you've
got a good mix of original and newer
residents plus most of the people in
this neighborhood tend to stay in this
neighborhood the turnover in this
neighborhood is not that high the next
neighborhood on our top seven list was
voted best neighborhood for families
bronte meadows has seen a high turnover
of families recently with many original
owners moving out and younger families
moving in and so your neighbors are
going to be all over the board here as
well you've got a good mix of older
original residents and younger families
with children of all ages but you are
definitely going to get a lot of kids 49
of the homes in this area have families
with kids under 18 you're also walking
distance to schools and the milton
district hospital
bronte meadows it's a smaller
neighborhood in central milton you'll
find everything from townhouse complexes
ranch and split level bungalows to
two-story houses now most of the homes
are either semi-detached or detached you
can find a few condo townhouses along
bronte street but no freehold towns
anywhere in the area a freehold by the
way being the opposite of a condo where
you basically own the property outright
you know there are no condo or
maintenance fees that you have to pay
for
so i'm standing in front of a typical
single family home here in bronte
meadows it's a three bed three bath with
just over 2 000 square feet right in the
heart of milton so you are walking
distance to old milton downtown it's
currently listed at
1.099 million there is a sold sign
um on the sign so i'm gonna actually
write down how much it sold for but
generally the lot sizes in this area are
smaller and not the case with this one
specifically but a lot of other homes in
the area although they appear to be
fully detached on the outside they're
actually linked which means it shares a
wall with its neighbor so typically in
the basement or foundation so that's
just an fyi for you guys if you are
looking to purchase a home in milton
just make sure that you have a realtor
who can show you whether or not the
house that you're purchasing is linked
or not you obviously don't want any
surprises moving into your new home and
fyi i have all that background info on
all properties listed on the toronto mls
so feel free to give me a shout and i
will give you all of my insider scoop to
give you the most bang for your buck now
if you are looking for more townhouses
apartments smaller homes with a starter
budget then dorset park offers the most
affordable homes in milton
this area was developed right after the
downtown slash old milton
core in the 70s and so a lot of the
homes here are going to be from that
time around 30 or 40 years old so if you
are looking in this area you just want
to make sure that because the homes are
older they're likely going to have that
old copper knob and tube y ring so you
want to make sure that you have an
electrician to green light the system
the electrical system or else it might
be harder for you to get an insurance
policy but because the neighborhood is
older it's seen a lot of development
over the years and you're going to get a
wide variety of properties to choose
from so hop in my car and i'll show you
what i'm talking about
you'll notice that a lot of these
detached homes have a two-door or
neo-colonial architecture so
asymmetrical homes with rectangular
windows and pitched roofs
the lots are generally pretty wide and
the streets are well lined with trees i
mean it might be hard to tell now since
the trees are bare but come spring it'll
be nothing but beautiful green i promise
you
this area is also known for having a lot
of these small cul-de-sacs or courts
however you want to call them basically
a dead-end street perfect for kids to
play in the summer you'll actually see a
lot of pick-up basketball and hockey
games with kids on these streets
tons of sidewalks as well this footage
isn't the best example of that but the
majority of residential roads will have
a sidewalk at least on one side of the
street so this neighborhood is very
pedestrian friendly and although some
original owners still remain most of
them have been replaced with young
families moving in over the last 10 or
15 years
what really attracts people to this
neighborhood here dorset park aside from
affordable housing are large lot sizes
so next to old milton these are pretty
much the best lots in town typically
about 50 feet wide and deep enough where
you're going to see a lot of neighbors
with pools and nice backyards people
really are playing into the whole
outdoor entertaining lifestyle here so
this is an example of that house with a
wide lot and large front and backyard
it's currently on the market for 1.299
million it's a four bed three bath you
can see a good wide sized lot and this
one does have a pool as well you'll
notice here that a lot of these homes
because they are older a lot of newer
families are moving in and saving aside
extra funds for renovations and
upgrading their homes to make them look
and feel more modern and so again this
house would be a perfect example of that
they've upgraded the floors to bamboo
flooring the kitchen has an island with
new course countertops pot lights and
smooth ceilings these are all just some
of the more common upgrades that people
are doing to liven up their homes make
it more modern and ultimately up the
value of their homes coming in at number
four is the neighborhood of scott scott
has been ranked as having the best views
in milton
views of what you might ask why the
niagara escarpment this beautiful rock
formation that follows lake ontario more
or less along the south until it turns
north along milton's west side
average price of a detached house in
this neighborhood is going to be quite
high
apartments townhouses and semi-detached
homes are available for lower price
points but properties with clear views
of the escarpment are easily going to
run you well past the million dollar
mark
scott does have a high class reputation
for a couple of reasons one you've got
very attractive houses as you might have
been able to tell so far these are some
of the nicest
newest and most modern properties in all
of nelson
but most importantly you've got all of
these beautiful unobstructed views of
the aspartames if you can see that back
there you just look out your window and
see this awesome natural rock and tree
formation that just goes on and on for
miles
it is a more affluent community your
neighbors are going to have the highest
income per household out of all of
milton's neighborhoods and so
undoubtedly this is one of the nicest
areas in milton to move to this home is
an example of an absolute show stopper
here in scott it's a five bed five bath
over three thousand square feet that
recently sold for 2.42 million now
beautiful home on the inside and out in
the backyard you've actually got an
in-ground pool with this fun cabana that
they set up with as an additional
entertaining space it's got an outdoor
tv and mini fridge and the outdoor
washroom and it's a really cool setup
that leverages the outdoor space because
the nice thing about living here in
scott are all the outdoor amenities
available to you this is for all you
outdoorsy people because wherever you
are you're going to be close to hiking
and biking trails there's a really
popular park here at the scott
neighborhood park east that's a huge
park that has a splash pad and
playgrounds and there's also sherwood
district park which is even bigger which
has space for soccer basketball baseball
and even cricket
you also happen to be right along the
edge of milton close to hilton falls and
other popular conservation areas like
kelso and rattlesnake point you can
actually check out this video to learn

milton it's a video that i did where i
point out all the fun things to do in
milton and i take you around on a map so
you have a good idea of where things are
located there's plenty to do here like
rock climbing camping skiing and
snowboarding so definitely check it out
before moving here to the area
timberly is number six on our list and
it's a personal hidden gem i feel too
many people overlook this neighborhood
because it is an older one development
here did take place in the 70s and 80s
so most of your homes are going to be
about 30 40 years old but there are a
lot of benefits to an older community
you get larger lot sizes that's for one
you know new homes these days your life
sizes are shrinking more and more you've
got all these new houses that are so
close together so it's hard to come by
areas like this where you've got a
decent amount of privacy and a lot and
since the neighborhood has a time to
mature so to speak you do get a lot of
larger trees offering you even more
privacy
you're also pretty much in the heart of
milton you're so central in fact that
timberly actually borders almost every
other neighborhood in milton
but because you are downtown you've got
easy access to very useful amenities
like the milton mall
some of the shopping along nipissing
road you can walk here to main street in
about 15-20 minutes there's a bunch of
shops and restaurants off zerry and
ontario street as well and the milton go
station you can get there by foot so
overall you've got a nice look and
appeal to the area with a walk score
that's pretty high and a bunch of nice
holes in the air as well
what's also great about this area is
that in spite of being so close to
amenities downtown and whatnot you're
still in one of the most affordable
areas in milton the average price of a
detached house in this neighborhood is
under the million dollar mark which
these days is really hard to come by for
a detached house in most parts of the
gta so great value for your dollar here
this home behind me is your typical
detached home in timberlea it is three
plus one beds
three baths on the market right now for
nine hundred and ninety nine thousand
dollars and what's amazing about this
place is that you can easily convert the
basement into a separate apartment and
so this place is perfect for investors
you know if you wanted to rent it out
either short-term or long-term or even
for first-time home buyers looking for a
starter home with more space but on a
budget this house pretty much checks off
all the boxes and by the way if you are

then last but not least number seven on
our top seven list is the neighborhood
of codes
you'll notice that coats is a real nice
looking neighborhood when this area was
first developed around 2005 that's when
we saw a real different style of homes
emerge we saw homes being built that had
stucco exterior and that really stood
out because not only was milton used to
your traditional stone or brick exterior
common in the gta and throughout ontario
but the stucco really gave way to a more
tropical or at least west coast you know
california vibe almost which was fun and
unique and
here is where we also saw the
introduction of homes with rear lane
access so parking your car at the back
of the house and then entering through
the rear this is another housing feature
that milton had never seen before which
i personally appreciate because it just
makes the streets appear a lot cleaner
and you don't have all these different
cars in front of the house blocking how
beautiful they look
see what i mean
you may have noticed from the drive by
that this neighborhood is pretty family
oriented you can see a lot of traffic
calm streets and bicycle lanes in terms
of housing styles there aren't any condo
buildings here but you do have
townhouses to choose from some with
backyards some without but also a good
mix of semis and single detached houses
as well the average price of a detached
home here in coates is 1.2 million
dollars this hole behind me is listed
just above that at 1.34 million it
actually recently sold for 1.565
there are three beds three baths
modern layout and finishings pretty much
move-in ready so great location too
you're right in front of mcguire park
you can actually see that right behind
me and there are actually tons of parks
in this neighborhood like i said very
family friendly coates park north and
south for example are actually two parks
that are connected just a two minute
walk from here and they run right
through the center of this neighborhood
so all the homes here are pretty much
walking distance to these parks which
together they include a kids playground
splash pad basketball court soccer field
and a bunch of walking trails as well so
again great place where neighbors get
together and there's a really nice
community feel that goes on here as well
and so there you have it milton ontario
isn't a small town anymore its
population unpopularity are rising with
good reason your great location close to
toronto beautiful views of the niagara
escarpment nice variety of neighborhoods
