salam alaikum my name is SRA hayi and
I'm here
to give
you a real life experience on let's talk
and we're going to talk about all sorts
of things but before I start that I want
to explain a little bit about myself my
background my history so you can
understand where all of this experience
and knowledge is coming from so let's
take a journey through my life that
started probably around the age of 14
when I was engaged to my first cousin
yes I was engaged to my first cousin I
accepted it it was a family discussion
and then we went on to get married when
I was 18 and then at 20 I had my first
child but my husband wasn't in the
country so we did the whole immigration
process and eventually he was given
permission to come to the UK but that
didn't come with its difficulties as
most of you have experienced people that
I talked to tell me their experiences
when they marry people from back home so
that was one life's experience that
taught me quite a lot following that I
then married sorry no that that marriage
broke down and so I became a single
mother for a period of time and then I
remarried so that single mother period
taught me something else as well that
there was a hunger there was a drive
parents were going through um divorce so
you know as a child I became responsible
for my mother and also for my child and
I had a hung I had a desire and had a
need which made me pursue any Avenue
that I could and I fell into initially
General Insurance followed in through to
estate agency and then from the estate
agency because I was climbing so quickly
the option was management or financial
services and I saw Financial Services as
the route to go down because I'd be
gaining some qualifications from it so
what I did was whilst I was working
whilst I had my child whilst I was
carrying some of the responsibilities
for my mom I started the financial
advisor course and we were given manuals
basically that's what it was you had to
self-study and work and do everything
else that you're burdened with um
and just take you know you you had to do
when you're in that situation you have
to do so once I've got gained my
qualifications then I was in a position
where my control my life was in my
control because my earnings were in my
control I wasn't working on an hourly
rate I was working on ability and
productivity so that went forward with
excelling within the company as top
mortgage advisor and that came with all
sorts I was now in a position where
money was flowing but life was pretty
dull so that's another experience you
know money isn't everything in life and
a lot of people chase it and soon
realize when they get it that it's not
the be all and endle and I was quite
lucky to experience that from a very
young age but my challenges were still
there and I was pushing forward you kind
of start running that's the journey you
are constantly running and constantly
chasing and constantly climbing to
achieve achieve and there's reasons
behind that you know if you are single
parent you will understand that the
reasoning why you're constantly running
is it because you're running away from
something or is it because you're
actually running towards
something so once I had um achieved this
I fell
into within the estate agency the
property market and learned from other
people who were further ahead of the
game than I was at the time and I can
tell you I recall PE investors coming in
with bank agreements in their Millions
just coming and purchasing property some
of it without even seeing them so I
didn't even understand at this point
what property was or the investment was
or the reason behind what they were
doing and the rental and um I just knew
that I was arranging mortgages and I
didn't quite pitch that into
perspective um and take it in myself for
myself I just carried on doing and it
was only when I left the estate
agents because then I had at that point
remarried um and I married somebody that
was again friend of the family but from
back
home I then um went to work in the bank
so I won't mention the bank's name on
here because I don't want to get any
trouble and uh started to do pensions
and Investments because that's what I
was qualified as as a financial advisor
and it was great you're working for a
big corporate bank you think it's the
best place ever and
you feel like your life is complete and
you've made it you know you're working
in this Bank you've got your own office
they've given you a company car you've
got a nice salary you're getting paid
bonuses um and you have a position of
respect within the community because
that's what people think is um you know
an
achievement and whilst I was doing the
pensions and Investments I was seeing
people held money on account and where
they could invest that money um and be
tax efficient so tax taxation was quite
a large part of my role at that point
and then pensions also becomes quite a
large point of your role and
understanding them and that's a deep
Topic in itself um that so they so like
once I I'd kind of got over the
initial what can you call it the
excitement I realized that P iions and
Investments were really boring and my
Hunger was still in property I I enjoyed
everything that came with the uh
experience of um buying houses and then
um refurbishing those houses and by that
by this time I think I'd actually moved
um how many times that I moved one two I
was I was on my third move I think I'm a
bit of a serial mover when it comes to
houses and it happens every seven years
like this itch comes along and I'm like
I want to move now and so then and and
you usually that follows because I've
done things in the house because I'm
constantly active and making changes to
improve things and uh maybe something to
do with the fact actually that I missed
out my qual not my qualifications but my
uh Talent lies in um the Arts because I
was really good at art and textiles I
was very good at graphcom which was
technical drawing which included um you
know like architecture so I think the
passion probably started earlier on and
I just didn't realize it so that love
for property as in the character and the
changes that you can make and how you
can uh improve it but my impression was
more cosmetic to make it look pretty be
because that's what I was doing I mean
my main ambition when I was growing up
was to be a fashion designer and use the
um creative deci side to design design
um but as I progressed through education
it went into the technical drawing so
anyway moving on because we've gone
digressing I do that all the time just
get used to it okay I then was working
in the bank and um I decided that you
know what um Easy Life For Me whilst I'm
now married and having children is to go
back to mortgages because that I could
do with my eyes shut and Investments and
pensions carried lots of
responsibilities and it was quite
intense so for me to do something that
wasn't going to stress me out while I
had children you know I thought I'm
going to go and do mortgages and that's
where things really took a change and a
turn because that's where I met Mr X
shall we call him and I was arranging
buet mortgages for him and he asked me
how many I had and I said well actually
I've only got I've actually got one but
that happened through default again I
was going to move house from Medway to
Graves end and my purchase fell through
the purchaser decided they didn't want
it and so I ended up buying another
property thinking that I was going to
sell the previous one and then fell into
the rental scene so now I had two houses
so I told this Mr X I have two houses
and he said why have you got two Sarah
one you're living in so that's looked
after by you but the other one if the
tenant moves out you're going to you're
going to need to fund that mortgage
yourself so why don't you just do what
you do best draw Finance from the
properties that you have and buy two
more and that way if one is empty the
other two properties will carry the cost
and on the balance of it you're likely
to have one of the three rented and you
won't then have to pay for it yourself
so I thought Fair comment I'll give it a
go and
so because I knew how to raise finance
and back in the day you were able to
acquire funding very very easily and
I borrowed more money and I borrowed
more money and I bought more houses
and because then I was working and then
I had these houses to look after that
became an extra burden and a friend of
mine asked me if I would partner with
her in her property business so I went
for it and that began be began the
Journey of being self-employed and I
went to join my friend
we worked really well together and we
built a really strong Property
Management business and I could then
forget about the houses that I had
because the team were looking after it
the business obviously had grown and we
expanded and we we took on more staff
but this was around 2008 and 2008 as you
know there was a market crash however
fortunately we we six months prior we
switched we're going to be going out
we're going to be going into a short
break now and I'll follow on the rest of
my story after the
break for you to really understand how
and why I entered into the property and
finance world where I'm now able to
share my experience

I'm SRA Hayti I am your host and I'm
going to be telling you first about me
and my experiences before the break I
got you right up to the point where I
started a property management business
with my friend and things were going
really well and then we had the market
crash in 2008 but fortunately prior to
this with a little bit of inside
information we were told that the market
was going to crash so you know the
knowledge is out there they knew and
they had projections a good six months
before so we changed uh up the system
inside the office and we closed down all
sales and as far as mortgages were
concerned my advice given to me was to
track your mortgages so looking back at
2008 interest rate or base rate was
around 5 to 6% which is you know not far
off where it is right now uh however
Health prices were significantly lower
then and right now you're looking at
really high prices
so we changed Direction and we focused
purely on property management and with
that energy that was applied we excelled
to the point that we became the best
property managers in like our area and
success just followed after
success knowledge grew I I had I got my
hands dirty you know I would put my
hands in the maintenance I would put my
hands in absolutely every aspect even
down to I don't like to rely on anyone
for anything where I can help it and I
even learned how to set up Network Works
within the office the systems improve
them adapt them and uh personalize them
um what else did I do I um handled all
the team and took on um apprentices and
external companies and the handling of
even photocopiers you know everything
and anything if anyone wanted to know
anything I could answer that question
down to even passwords because my memory
was so good I could off the top of my
head reel them off not quite sure if
it's the same right now but I am working
on feeding my brain to make sure I
maintain that um so moving forward from
there I still had these properties I'm
still in the world of uh you know moving
ahead I think to 2014 when the market
kind of started to so show signs of
recovery we did go back into the cell
scene and by going back into the cell
scene it opened up the doors to um
Finance again and we actually took a
broker on that worked in the office
instead of me doing it because you know
um I was already busied up with sales
and targets and you know uh profits and
losses and that kind of stuff that you
have to do when you're directing a
business and it was actually something
that I really enjoyed doing because I'm
so I was told actually by one of the
directors in Barkley the bank that I
worked in that um I you're a highly
organized person and that came as a bit
of a surprise to me because when you're
so young and somebody tells you that
you're organized it's uh especially from
somebody in a higher position um it's uh
quite um what's the word you know you
feel like I can't think of the word
anyway doesn't matter it just felt good
to hear and to know that part of your
personality even though you were doing
it you didn't even realize it so back in
the property game and um you know I'm
experiencing uh lots of uh next stages
like developers and bigger portfolios
and bigger landlords and so when 2014
and the housing market started to like
the crash was starting to recover
interest rates was starting to come down
we were still at the point of house
prices were low enough and that's when I
really started to leverage leverage
meaning borrow more money more money
against the houses that I had to deposit
on houses because you know the I knew
that the house prices were going to go
up up and it was a trend historically
house prices go up and so that's what I
did bought more houses rented more
houses out so then there came a time
where my business was kind of
self-sufficient now I like to do things
where it's set up and it's running
itself and I don't have to inject myself
into it or I have something else that's
controlling and running it and decided
at that point that because the market
was recovering I'm going to go back into
the finances the finan scene and the
mortgages so I started Ed with a friend
of mine and I started to do a few
mortgages um and I start and and that
hunger and that enjoyment that came from
helping people buy and helping people
expand um really started to excite
me because there were changes going on
in the rental field like this was when
they introduced the tenant fee ban I
knew that that meant a big hit on the
business by about a third of the income
and the only people that were going to
have to face that loss would probably be
the directors because you couldn't take
money away from your employees so I said
to my business partner I think it's time
to sell and because she disagreed she
purchased my shares in the business and
my intention now was having this lump
sum of money was pay the mortgage off
done my life um I'm going to retire and
I think I'll do some mortgages from home
because I'd already started that Journey
with the friend and that's what I did I
started working from home but an
opportunity came along and I'm looking
at this opportunity thinking I would
rather have a workpace that I go to
rather than have my home and work
together it wasn't something that I was
used to from a young age I was I
was programmed almost you're programmed
to work that 9 to5 and that's what I
wanted because that's what I was used to
and I wanted that routine of you know
getting up and getting the kids sorted
and taking them to school and then
heading to the office and slotting in my
work period finishing off the day going
home sorting the kids out food baths
homework you know you guys know you're
you're living all of that scene yourself
you've done it I'm not alone when you
know I can't I can't take credit for
doing all of that stuff because I know
there's loads of you out there that are
doing exactly the same thing so um
whilst I was uh I was doing that and I
decided to sell the business um I and
this opportunity came up for an office
that was a really good location and
somewhere funnily enough that I worked
when I was 21 um so I took it and
thought you know what these things
happen in life things come into your
path for a reason and why not give it a
go so I took the office with me and my
son who had left school because I told
him to and I would teach him everything
and I would put him through study the
same way I studied where we got the
manual we studied it we took the exam so
he came in with me and things were
coming along nicely um and I was already
well known from the previous years of
organizing mortgages for people that now
they were now they'd heard that she's
back um and you know I had my own office
that was dead dedicated purely to
finance um I was getting the parents
back and I was having their children so
I was supporting them in finding their
homes and the parents had you know grown
and established and we were able to help
the children using the parents money and
just all those Affairs that arise when
you work in property and you work in
finance trust me you will learn a lot
about life really quickly because inside
every front door is a situation and uh a
relationship and we had over three 300
managed houses so you can imagine with
that and then the amount of sales that
we were doing as well the
relationships the you know you became
their counselor F financially and from a
property aspect so you learned so much
about relationships and so much about
life's General Affairs so not only did I
have the qualification the banking
experience and then this personal side
experience from from property
management and as you grow and you
establish yourself even more I was so
committed like you know lived and
breathed I had my family I had my
children I had my mother's support which
I can definitely say without her help it
I wouldn't be standing here today and
that's not just because of her help
because you and I both know that if you
you what goes around comes around you
know if you support your parents things
will come back to you and I'm living
example of that that's what I can say of
my siblings I can say that you know that
that that Dua that you get from your
mother and your father particularly um
is so valuable I can't express you know
I just can't even express but I will at
some point on the rest of these shows
that I do so now we've got where were we
like I'm losing track of my life because
I've done so much in it and I and I know
you guys probably have as well but I
have done a lot so whilst I was running
that business I did set up a food
business and I wondered how this came
about because I started to invest in
commercial rather than residential
because it was considered to be a good
space to be in and so I thought well the
opportunity is there so here we go I can
organize that Finance I'm going to buy
that shop and I'm going to buy that shop
and that shop and away I went with it
and one of the shops came with a kitchen
so I thought to myself why don't I set
something up and I did I set up a really
really good fastic plastic Kebab roll
business now the thing is I have got so
much to tell you about me and I think
the best way of doing that is just to
unpick everything as we go on but the
purpose of this show is for you guys to
talk and I want to hear your voices and
I want you to tell me your stories um
and I want you to phone in the telephone

obviously today we're running out of
time because I can talk for England and
as you know if you've been watching any

kind of like the opening where I want

from moving
forward we're going to talk I want to

not just in property in finance in
relationships in marriage in fraud
because that's something else that you
learn a great deal about when you're in
the bank but also from a personal side
of these relationships and these houses
and property management and the
disturbances when you know there's a
breakdown in a relationship and why and
what's happened and the effects of all
of that is still going on inside this
head of mine and if you have anything
that I haven't mentioned it would be
really good to talk about it because I
will utilize any of my experience and
any of my knowledge to help you find a
solution

that cycle of life and my experience
that will help you do really well the
