House hacking is a real estate investment strategy where someone buys a property and rents out part of it, often covering much or all of the mortgage. This method allowed him to increase his net worth and live essentially mortgage-free.

Transcripts

play00:00

- Hi guys, it's Mark.

play00:01

If I had to pin

play00:02

down one thing that really helped me become successful

play00:04

then it would have been all the little extra jobs I did

play00:07

on the side from when I was a teenager.

play00:09

And even through to today.

play00:10

Having a side hustle helped me to have extra money

play00:13

on top of my normal job.

play00:15

And that had allowed me to save and invest a lot more money

play00:18

than would have been possible from just a nine to five job.

play00:20

But deciding what side hustles are the right

play00:22

one for you can be tricky.

play00:24

I mean, there's just so many options out there.

play00:27

That's why today I'm going to run

play00:28

through some of my favorite ways

play00:30

you can make some extra money at every age.

play00:33

I'm also going to share with you my financial targets

play00:35

I aimed for at each stage.

play00:37

If you watch the video until the end

play00:39

you'll know the perfect side hustle to start

play00:41

at whatever age you're at and how you should pivot

play00:44

and adapt over time to make the most money possible.

play00:47

From 13 years old, all the way up to my age, 33.

play00:52

I think I got away with that didn't I?

play00:53

Well just.

play00:54

Think of it like a Pokemon.

play00:56

You start small with just a few skills and then you evolve

play00:59

and you become more skilled and a lot more powerful.

play01:02

Maybe one day you'll be powerful enough to

play01:04

absolutely destroy that thumbs up button

play01:07

and subscribe at the same time.

play01:09

Right, so let's start off with level one, which is when

play01:11

you were 13 to 16 years old, my side hustle target

play01:15

for this age was around about 50 to $150 per month.

play01:19

Of course, this is just a benchmark for you to aim for

play01:22

but if you're making more than this

play01:24

then you're ahead of where I was at that age.

play01:26

When I was younger, I didn't have much money.

play01:28

So I had to start a side hustle that was cheap

play01:31

to get up and running.

play01:32

I saw this as the perfect opportunity to try everything

play01:35

and figured out what I did and I didn't like.

play01:38

I also made a lot of mistakes but you know what, really,

play01:41

it doesn't matter because

play01:42

I didn't have much money to lose in the first place.

play01:45

All I had was my time.

play01:46

And I had plenty of that.

play01:47

My first idea for you is starting

play01:49

some kind of service based business.

play01:52

When I was 14, I washed cars.

play01:54

I used to charge $2 per car, and then $1

play01:57

if they had a second car, it was great

play02:00

because the stop costs were really low

play02:02

and all I needed was a sponge

play02:03

a bucket and a bit of hard work.

play02:05

You can also pick up these pressure washers now

play02:08

from the home depot, which only costs $149.

play02:12

And you could use this to clean people's driveways.

play02:15

If you charge $50 per drive

play02:17

then it's only going to take three jobs

play02:19

and you've got a jet washer that's paid for itself.

play02:21

So everything after that is a hundred percent profit.

play02:24

One of my customers worked

play02:26

for a big chocolate company and as a tip

play02:28

he would always give me a massive box full of candy

play02:31

which I never thought about eating

play02:33

as I was more interested in selling it at school.

play02:36

This is something you can think about doing as well.

play02:38

A boy in the UK did this

play02:39

and he was making over 50K per year

play02:41

in multiple different schools until he got shut down.

play02:45

Wherever there's a demand money can be made.

play02:47

At school there was always a demand for candy.

play02:49

You may have to check if this

play02:50

is allowed at your school, but I didn't.

play02:52

I just got on with it.

play02:53

You could just sell this from your backpack

play02:55

but what I would suggest if it's

play02:56

really successful is get your friends to sell it

play02:59

for you and you can pay them based on a commission.

play03:02

So for every candy bar they sell

play03:04

you could give them 25 cents.

play03:06

It's amazing how much you can learn about business

play03:08

and entrepreneurship by doing this from a really young age.

play03:11

It helps you understand how to

play03:12

manage people and make a profit.

play03:15

It was definitely a big reason

play03:16

I fell in love with being an entrepreneur.

play03:18

The only issue was starting a side hustle

play03:20

at school is you can only make money during the week.

play03:23

So a good way to make some extra money at the weekend

play03:26

could be to become a sports referee.

play03:28

This is a great side hustle as

play03:30

you get paid to stay fit.

play03:31

It keeps you mentally strong.

play03:33

As you have to make decisions quickly and

play03:35

you get to meet lots of interesting people.

play03:37

You can start a $14 and expect to make

play03:40

around $16 a game, which ain't bad at all really.

play03:43

Level two.

play03:44

This is when you're between the ages of 16 and 18.

play03:48

When I was at this level, I had a much better idea

play03:50

of what I enjoy doing and what I really didn't like doing.

play03:54

I use this time to focus on

play03:56

getting better at the things I love doing

play03:58

and developing my skills in those particular areas.

play04:01

My side hustle target for this age

play04:03

was between $250 and $400 per month.

play04:07

One of the easiest things you could do is become a tutor.

play04:10

Let's say you earn around about $20 per hour, but

play04:13

if you're not the greatest at school like me, for example

play04:16

and you don't think that option is open for you

play04:18

then you don't have to just teach school subjects.

play04:20

Most people have some kind of skill.

play04:22

Other people are interested in learning, and it's all

play04:25

about finding that skill and offering to teach it to them.

play04:28

So like I said, I wasn't the best at school.

play04:31

There was no way someone would pay me $20 to

play04:34

teach them English.

play04:35

That's for sure.

play04:35

So instead I used to teach people to fly model helicopters.

play04:39

A bit like this one.

play04:40

With any tutoring side hustle the money

play04:42

is always limited to the amount

play04:44

of clients you can get.

play04:45

And most of them only want an hour of your time.

play04:47

So it's a good idea to find another way to sell something

play04:51

of value to your clients as well.

play04:52

As I was able to make most

play04:54

model helicopters fly better by tuning them up.

play04:56

I decided to offer this as a service and take their models

play05:00

home with me after they had a lesson.

play05:01

So it's all about finding that win-win for your clients.

play05:04

A good idea could be selling your school notes

play05:07

or charging to be in an online group where

play05:09

they can ask you questions whenever they want.

play05:11

The next side hustle is drop-shipping and it's great

play05:14

for anyone that is good with computers and the internet.

play05:17

Drop-shipping is where you advertise someone else's product

play05:20

send them to an online store.

play05:22

Then the manufacturer sends out the product directly

play05:25

to your customer.

play05:26

You physically don't have to touch the product,

play05:29

which is great.

play05:29

But Mark, drop-shipping is terrible.

play05:31

It adds zero value to society.

play05:33

Do something decent instead, terrible advice.

play05:37

Now, hold on, let me explain.

play05:39

Drop-shipping probably won't make you a millionaire

play05:41

like the online gurus selling courses are going to

play05:44

tell you the market is extremely competitive.

play05:47

The profits are very low

play05:49

and it's not a great long-term business model

play05:52

but I still think it's worth doing

play05:54

as it's a great way to learn how to run a business

play05:57

with very little startup costs.

play05:58

Drop-shipping is like a trial run.

play06:01

You're jumping in at the deep end

play06:03

of an extremely competitive market.

play06:05

It might take a wall to make a profit

play06:07

but the skills you are learning

play06:08

along the way are going to be worth so much more to you.

play06:12

In fact, they're going to be worth more

play06:13

to you than the money you'll probably make.

play06:15

Most of the boomers running huge companies have

play06:17

no idea how to use social media to boost their business.

play06:21

And their physical stores are going bankrupt.

play06:23

They're being bought out by younger entrepreneurs

play06:26

who have developed these skills, and they're able to

play06:28

use those to make the businesses more profitable

play06:31

and moving forward into the digital world.

play06:34

So think of drop-shipping like a video game

play06:36

the more you play it, the better you'll get and the more

play06:39

valuable skills that you'll learn and if drop-shipping isn't

play06:42

for you, but you still want to learn digital marketing.

play06:45

Then YouTube is a very, very similar side hustle.

play06:48

It's very competitive and it will focus you to level

play06:51

up your video production and your marketing skills

play06:54

and all you need to start this as a phone

play06:56

a decent internet connection and some editing skills.

play06:59

Right,

play06:59

so now level three, which is between 18 and 29 years of age

play07:04

my side hustle target for this age

play07:06

was 800 to 1.2k per month.

play07:08

My main focus was making the most

play07:10

out of the skills that I had mastered.

play07:12

Lots of people call this working in your genius zone.

play07:16

For the next 10 years or so it's all

play07:18

about working as smart as possible.

play07:20

And now you're 18.

play07:21

You can start investing that extra money long-term instead

play07:24

of spending it.

play07:25

For example, if you just put $250 per month

play07:28

into a simple low cost index fund, at 7% average return

play07:32

per year, then by the age of 65, you'll have $1.1 million.

play07:37

And that's just a small part of your side hustle income.

play07:40

So it shouldn't affect your day to day life.

play07:42

I explained this in my last video.

play07:44

So make sure to check it out if you've missed it.

play07:46

The key here is to look at the skillset you've been building

play07:49

up over the last few years and think

play07:51

about how you can level them up and charge more.

play07:54

If you did drop-shipping, when you were younger

play07:56

then maybe you could upgrade to selling your own products or

play07:59

running social media marketing adverts for other businesses

play08:02

You can get paid a lot for helping other businesses

play08:04

with their social media marketing.

play08:06

It's just by hiring you.

play08:07

They're actually going to be making more money instead

play08:10

of losing it.

play08:10

You effectively pay your own wages

play08:12

which means you can charge higher prices.

play08:15

A good way to get your first client is to offer

play08:17

to work for them for free for a few weeks

play08:19

use your skills to boost their sales.

play08:21

And then they're unlikely to say no when you

play08:23

ask them to start paying you for your skills.

play08:25

Even if they do say no, you can go to another business.

play08:28

You can say, look what I did for them.

play08:30

I can do that for you too.

play08:31

And the great thing about this is you can do it all

play08:33

from the comfort of your own home in your spare time.

play08:36

If you had a YouTube channel, when you were younger

play08:38

you could upgrade and become a graphic designer

play08:41

or a photographer or videographer.

play08:43

A friend of mine is a teacher

play08:45

in Australia and his side hustle is wedding photography.

play08:48

And he's booked out every weekend for next year.

play08:51

For me, instead of just improving

play08:53

people's radar control models.

play08:54

I started building them from scratch.

play08:57

If you wanted a good quality radio-controlled model

play08:59

and didn't have the ability to be able to build it yourself.

play09:02

I was the only option in my area.

play09:04

And this was how I met one of my mentors.

play09:06

He had seven Ferrari's and a Bugatti Veyron.

play09:10

I just loved working in his garage.

play09:13

I was surrounded by all those cool cars.

play09:15

And to this day I'd say

play09:16

I gained more from his words of wisdom

play09:18

than I charged for the job.

play09:19

So by upgrading your skills you're able

play09:21

to start earning a nice bit of extra income.

play09:24

And we all like a bit of extra cash.

play09:26

A great way to use this extra income to

play09:27

create another side hustle would be saving up

play09:30

for a down payment on a duplex house and getting a mortgage.

play09:33

This is called house hacking.

play09:35

It's one of the fastest ways to increase your net worth

play09:38

when you're in your twenties.

play09:39

A duplex has two separate living areas.

play09:42

And the idea is that you're able to rent

play09:44

out one side of the house and live in the other.

play09:46

By doing this, the other person pays a big part

play09:49

of your mortgage for you.

play09:50

This means you could end up with a completely

play09:52

free house when the mortgage is paid off

play09:54

and you also have a place to stay in

play09:56

for free and all the money you would've been paying

play09:58

on rent you can use to invest instead.

play10:01

So now the boss level, level four is for 30 and upwards.

play10:05

My aim was to shift my side hustles to

play10:08

make more passive income.

play10:09

As I had more money to invest in different opportunities.

play10:13

By this stage what I valued more than money was time.

play10:16

And I wanted more of that to spend with my family.

play10:18

At this point, I was looking to make 1.5 to

play10:21

3k inside households per month

play10:23

but I've definitely surpassed that now.

play10:25

I decided to invest in property.

play10:27

And to this day, it's one of

play10:28

the biggest extra income sources.

play10:31

When I bought my first rental property

play10:33

it needed loads of work being done to it.

play10:36

I took on the challenge and used up all my spare time

play10:39

I had to fix it up.

play10:40

With YouTube, you know, there's really nothing

play10:42

you can't learn and I was able to do all the work

play10:45

and have the house rented out within six weeks.

play10:48

Now, of course I get professional

play10:49

in to fix up house, but when you're starting off

play10:52

it's sometimes more profitable to do it yourself.

play10:54

And to be honest, it was definitely a fun challenge.

play10:57

That first rental property still pays me a passive income

play11:01

to this day.

play11:02

At 30 plus you'd have gained lots

play11:04

of knowledge that is valuable to other people.

play11:06

So you could use this to coach

play11:08

in areas that you're super confident in.

play11:10

This could be anything

play11:11

from carpentry to fitness, to business.

play11:13

There's a market out there for coaching

play11:16

everything that you can think of.

play11:17

The key is to do this one to the many online,

play11:20

rather than one-to-one as you're able to help

play11:22

more people and not sell your time.

play11:24

To do this you can create a digital product

play11:27

or you could create a YouTube channel that

play11:28

helps people for free.

play11:30

Just like I've done.

play11:31

By working your way through all of these levels.

play11:33

You'll have a massive array of skills,

play11:35

multiple rental properties, digital products

play11:38

and a huge investment portfolio.

play11:41

When you reach this you'd have

play11:42

passed the tipping point where your side hustles

play11:44

are bringing in more than your day job.

play11:47

This means your money is working

play11:48

for you and not the other way round.

play11:50

And this is what the truly rich

play11:52

have known and done for years.

play11:54

Now you gonna love this next video.

play11:56

I'll leave it up here for you

play11:57

but don't click on it just yet.

play11:59

Don't forget to subscribe to the channel

play12:01

ringing that old bell and smash

play12:03

that like button

play12:04

I'm also posting daily on Instagram.

play12:06

So check out over there.
