going in so uh without wasting much of

about every transaction that is happen
happening in Gaga what are the current
prices by the way these prices are not
going to change very very soon so we
looking at a stability of another four
to five months on any type of video that
has been published so whoever is

the date which date are we posting the
content on and I think uh you guys would
have a good understanding about the
current market so people say it's
overheated and the prices of gam are
going up so uh I mean yes it's been
heated everywhere everywhere I check and
um even in Dubai even in you know the
good parts of India like Cosmopolitan
cities like Mumbai Pune Bangalore
everywhere you talk about even Goa like
wherever you talk the real estate market
as a boom right it's in a boom boom boom
side so anyway okay so so this is 106
for you guys and uh uh the the front
piece of land that we see we see here
belongs to Alan and and uh this is a
residential T and uh you have
a luxury living here right the prises
are going up and um this is one project
that market set is going to be a
landmark on dka expressway um the sector
is on the main road it is on dwarka
Expressway and um uh in front these guys
have commercial and this is the
residential piece of land that Alan is
is developing I I feel uh it's it's it's
it's uh it's very very close to T
Expressway and uh I I hope that uh the
Builder delivers a good quality product
for their residents all right so what
we've done in the series is uh like
we've shared every detail that is going
on we've got one request that Ashish
please do cover the upcoming launches
that are happening in Gaga real estate
market so uh what we're going to do is
we going to also discuss what are the
launches right that are going on in the
current sector so aoba is a one player
that is um active there in uh 106 and
these guys would be launching the
product pretty pretty soon uh it's a
small land partial these guys uh the
market is calling downtown sha so it's a
mixed land use uh you're going to have
commercial on ground first and second
and you know on above you have
residential T so it's close to 200 units
that we looking at and um I think uh
this is uh uh this is one good brand
that is present even in the middle east
and south of India they've G done a
tremendous job and everything in sha is
in house so I mean uh this is one brand
that you can trust in the last of my few
videos I've discussed that how important
is pricing and location for you guys so
you know this is a good location so
anybody who want to like you know check
on the details of sha so they can just
type in sha and send it to the number
like people watching from outside India
091 and from mle leag it's h you guys
can use btim right that's I think
WhatsApp is now working there so uh so
MRG um this is this is again uh you know
affordable project not not a very
promising uh product for people looking
for luxury but somebody who's looking
for you know
economical you know residential property
so they can wait for another two to
three years Let The Possession come and
then probably just let's wait and let
the Builder uh you know construct uh in
past we've seen a few promises that have
been altered by the group so know I'm
not very confident on the you know
uh The Establishment but I feel let's
wait and let's see how it's going to the
right hand side belongs to again sha to
the extreme right we have Village and
you know at the T point we have sha that
is have a high rise um the prices
already skyrocketed to 18,000 to 19
20,000 and um this is the beautiful way
U Road of upper dwarka express way so we
have few product that are been coming up
recently uh I mean in this month or end
of uh like next month so we looking
at uh a builder who has a legacy of more
than 100 years uh coming up in 103 and
it's again a luxury uh segment of you
know I mean if I mean it's it's it's
it's the establishment that uh has a
major land bank in Mumbai and everybody
has a product so uh the brand uh is go
they they are coming up in 103 and
anybody who uh wish to uh have a luxury
living they have a center theme of 4
Acres that is totally green and two twin
tars and two single tars these guys are
coming in with 90,000 Square ft of
clubhouse right and uh we again have a a
a
71 that is spr that is the heart of Gaga
so most of the establishment we see
around SP belongs to Signature Global
and dlf and uh signature Global I think
this this this is really a promising
company and you know anybody who's
looking for uh U luxury basically what
they've focused is on you know
increasing uh I mean uplifting the
lifestyle so it's two to the for for you
know 4 bhks we have not seen like two2
core um establishment on S spr and uh
again a quality product that these guys
are promising U very Dee rooted uh you
know financial and the all the directors
are CA and uh I mean they have a history
of clean track record and I think uh
this is one launch that people should be
looking at U you know uh you know once
the product is out when the r is out I'm
going to give you more insights on that
by the way this piece of land again is a
MRG crown that uh you know due to some
changes in land law and the floor laws
in G and you know particularly harana so
before we were uh we a lot of Builders
were constructing uh still plus 4 but uh
I uh there is a hold there is some
dispute with a lot of for uh customers
with this brand and I think these guys
are still trying to sort that out and I
think most of the builders have agree to
you know just have still plus three
establishment that's why we see new
launches that are uh they are only
concentrating on ground plus three right
and they're not selling ground plus 4 as
of as of now right so again U this is
again one good project by codage that uh
got the uh um you know the attention in
106 a promising promising project and uh
you know um that's that's why the
appreciation currently trading at
18,000 per square feet and you know um
this is one project that everybody is
polish on and I think few of the
YouTubers are pretty positive about the
establishment and the brand and I think
everybody is very positive about go rage
it's it's turning out to be the uh you
know uh actually they they they came up
with the number one uh the highest sales
uh last year so beating dlf and uh I
think they are going no the second one I
think if I'm not wrong yeah second one
so and uh and again we see a promise by
dlf so they they they are um they're
saying that they would be selling
somewhere close to 36,000 crores of real
estate this year and and there is
massive development that is going to
come uh 20,000 cres by the way they're
going to uh launch in Golf Course Road U
Again by you know people are calling it
Chamas too it's a it's a good land
partial couple of tars they're coming up
and um I think a 50c is one uh is it's
what these guys are you know proposing
so
U okay so now we see uh seos and some
plots and uh this absolutely does not
make sense to me because you know
anything that is inside or not uh well
connected on Highway current uh at the
current stage uh of the establishment
that we see around does not make sense
maybe it will make sense after 5 to six
years but uh um not right now so no
investment by the way all the deal that
are coming up on your screen you guys
are most welcome to have more in detail

so there is a written um you know

resale Market people are bullish uh Goa
Market everybody you know you have a
buyer for every property by the way for
people who wants to sell their
inventory uh we have a form in the
description uh you know like uh we would
be entertaining only and only genuine
sellers who want to sell their real
estate so these guys can uh you guys can
fill in the form uh with all the details
and we'll be happy to get in touch with

there's a shova that is coming up and um
you know I mean there's one Paris I
think the throne is going to go there
pretty soon so that is pretty much it uh
about

uh Square fet the launch price uh is uh
56 the construction quality is not bad
by the way Paris is also coming up with
an a new launch on gual party but uh you
know um I think um uh they have learned
from the past about the kitchen size and
they are trying to incorporate all the
uh you know deficits that were there in
the the last project and uh I think
there is a slow player
there's the same guy
who so I
mean I think the location is not bad uh
at this price I think uh you can see
value for money proposition somebody
who's looking for ready to
move I mean yeah so but any which case
people looking for ready to move ready
to move I think spr Golf Course
extension uh I think and uh you know
this area by the way uh you know it it
would take some time because all the the
Quality quality constructions that we
are seeing in they just launched we've
seen a a group of Builders launching
luxury all together um and you know like
for the last 7 to 8 years we've hardly
seen luxury establishments coming on
dwarka expressway um so people looking
for luxury I think this is uh the time
that you guys can invest in because it's
going to take 5 to 6 years for you guys
to come and shift in next five to six
years I mean you're going to have a
massive massive massive change all right
