licensing nobody and I mean no one is

talking about this one look at this

licensing literally fell into my lap and

it's a very very small community so

here's what she did she came up with a

brand idea she trademarked it and now

people and organizations have to pay her

if they want to use that brand so here's

the tea on licensing and how it works

one find a wildly popular product or

theme that a lot of people care about

something that has a massive audience

her thing was unicorns a lot of kids

love unicorns and then find a gap in the

market almost all kids like unicorns but

there are no unicorns with afro ha hair

so what did she do she created a theme

called afro unicorn and she trademarked

it so because she owns the trademark for

afro unicorn when companies as massive

as Walmart want to use the theme afro

unicorns to put on socks on clothes on

bags they have to pay her a licensing

fee because she owns the trademark so if

you're someone who can spot ideas you're

digital product now this is one of the

one that people don't really understand

so there are a lot of sketchy and scammy

an honest and legitimate gold mine in

the digital product space and that is

you think Etsy is played out or people

don't really make money on Etsy anymore

or what kind of digital product can you

sell on Etsy I've got you okay one of my

very first entrepreneurial Pursuits was

to have a mudcloth pillowcase store on

Etsy and the skills that I learned the

SEO the ranking all of those things

transferred to YouTube very well that's

why it was kind of easier for me to come

on here and also build a platform here

on YouTube but that was a few years ago

and I sold physical products but let me

tell you something there are some smart

women some smart people who have gotten

into this space and are actually

leveraging it now to sell digital

product so they spent a couple of hours

creating something like a planner a

digital planner for example and they put

it onto Etsy to keep generating

recurring Revenue passively I mean look

at this this is a digital planner that

someone created once and they're selling

it at about $15 a piece right it's

digital people just downloaded they only

made it once they don't have to keep

recreating it right and look at the

number of reviews

26,000 people have reviewed this planner

and usually reviews are only about 10%

of people who have actually bought the

planner let's even assume that only

these 26,000 people but the planner that

means the person who created this has

generated

and these things are possible but just

because it's possible doesn't mean you

don't need to put in any effort up front

excited to share with you because even

though it has nothing to do with the

Creator economy it has nothing to do

with content creation it has nothing to

do with being an influencer it is one of

my passive income streams and it is one

of my favorite kinds of passive income

streams and it is called a real estate

investment trust and when you hear that

you're probably automatically thinking

it's for wealthy people and you're wrong

girl I thought the same thing a very

long time ago before I bought my first

reath but now girl I just sit back drink

my water and the passive income just

keeps coming let me tell you what reats

are really quickly now one of the more

traditional versions of passive income

is rental income but not everyone can

buy rental property not everyone has

money for a down payment beyond the down

payment they already used to buy the

house they live in right however this is

a way that investors are able to access

the real estate market with like $200

and sometimes even less now let me put

you on look at this building do you

think one person built it do you think

one person owns it absolutely not there

are investment companies that exist to

pull money from different investors you

me cousin Raymond your mama they pull

these Investments together and they

build structures like apartment

buildings like Office Buildings and then

when tenants pay rent in these buildings

they pay out in the form of dividends

and here's the gag you don't have to be

super rich to get into reats I bought my

first re at about $200 but now I've put

in a little bit more because Come Close

let me give you the te listen you cannot

hustle your way to well okay you do

whatever you do to make money but you

have to spend that money on incom

producing assets a Reit is an income

generating asset by law REITs must pay

you me and every other investor 90% of

their rental income and this income is

recurring and it's also liquid what that

means is that if you want to get into

real estate but one you don't have the

budget for a whole property or two you

don't even have the bandwidth to

actually do the management because no

one's going to tell you that when you

invest in property you have to deal with

tenants you have to deal with fixing you

have to deal with the law but when you

invest in a re you don't have to deal

with all that you don't you're literally

just putting your money to work and then

getting paid in the form of dividends

for the money that you have put in and

there are a couple of credible platforms

money so there's a massive Market there

and Millennials are a group that's also

massive and you know that at some point

someone is going to want to build a

company called Millennial money right or

start a show called Millennial money so

if you come up with that idea so you can

go on to a website like Google domains

and purchase the domain for about 12

bucks

then what you want to do next is put it

up for auction on a website like GoDaddy

domains can also be purchased on GoDaddy

I just prefer to buy my domains from

Google because Google integrates well

with everything however I prefer to sell

on GoDaddy the person who created

Millennial money for example got an

offer to sell his domain for

$45,000 these things happen especially

if you have a really catchy name around

food around gender around money around

people's needs people are constantly

searching for names and sometimes when

people want the names they want they're

willing to pay any amount of money to

get those names so if you're someone who

comes up with brilliant business names

but you're not actually going to pursue

all of those businesses then you might

want to consider selling the names and

you can generate income passively that
