Transcripts
Hello good morning. We are going to talk about a topic that I think is being used very little, and can change the
lives of many of you in a very short time, or almost immediately. At the end of the video
I will comment on the most important news of recent days about financial independence and
dividends, like every week. On the issue of financial independence, I believe that we must
have 2 approaches, which are complementary. On the one hand, it would be very good to soon move to the
funded system for pensions. It is evident that for people who currently do not save or
invest it would be very good, but what I want to say is that for those of us who already invest that
would also be very good, because it would make our dividends grow faster. Because this will be a
total change in the economy, which will benefit us all. But we cannot sit and wait for
that to happen, we have to do everything possible to improve our individual situation
as quickly as possible, and that is what we are going to talk about in this video. In Spain,
and in many other countries, there are many people who already have financial independence,
but are not aware of it. Some of these people are fine with their current lives,
and it is not too important that they delay the moment when they become aware
that they already have financial independence a little longer. But another part of these people
are unhappy with their lives, and only think about achieving financial independence
in a few years, because they are not aware that they really already have it. Another part of these
people is not very comfortable with their current life, although they are not very unhappy either. But if they were
aware that they already have financial independence, their lives could improve a lot from one
day to the next. This possibility that we are going to discuss today was not possible until a
few years ago. It really was possible, but it was quite complicated to put into practice,
and few people could really do it. Today many people can make it a reality in a very short time.
Some in a matter of days, others perhaps in months, and others in 1 or 2 years. I am referring to changing
residence, within Spain, and we are going to see it by doing real calculations on real data,
so that you can see that some of these cases closely fit the current situation of many
of you. You will see that many of you already have financial independence. Even if you don't use
this possibility, being aware of it will make you see life in a
completely different way. It seems that changing residence within Spain is
the same today as it was 10, 20, or 30 years ago, but that is not the case. This topic has changed a lot more than
most people realize. On the one hand it has changed because in the provinces where housing
is cheaper people live better now than years ago, through the internet and teleworking. And,
on the other hand, it has changed because in the big cities there are many people who live worse and worse.
When decades ago the population began to move from towns to large cities,
the difference was very great. In the towns there was hardly any leisure, there was hardly any work,
and in Madrid or Barcelona you could live a completely different life. But this increase in
population in large cities has made daily commutes increasingly longer,
houses smaller, and life more expensive. The reality is that the quality of life has decreased
greatly in large cities, and is no longer what it was 20 or 30 years ago, for example. 20
or 30 years ago, homes were already much more expensive in Madrid or Barcelona than in the rest of Spain,
but what is happening now is that rooms in Madrid or Barcelona are much
more expensive than homes in other areas of Spain. , and this doesn't make any sense. Spain
has been poorly designed for decades. It had to have been designed as a network, like Switzerland,
and not with Madrid and Barcelona as points where most of the
economic activity has been concentrated. We can't change this, but many people can take advantage of the opportunity
that has been created by this. The saying that crises create opportunities can be applied in
this case, in the sense that all the mistakes that have been made in the past have opened a
very good opportunity, which can be taken advantage of by many people. Going to live abroad is
good, but it is more complicated. For it to be worth going to Andorra you have to have
financial independence already in Madrid or Barcelona. And to go to Switzerland you must already have a very good income,
much higher than what is needed to have financial independence in Spain. So
going to Andorra or Switzerland is fine for those who already have a good net worth or a
very high income and want to pay less taxes, but most people are not in this case. There is also
the possibility of going to live in countries in Asia, Latin America or Africa where life
is much cheaper than in Spain, but this is too big of a life change, and that is why
I believe that this option is not valid for the majority either. from the people. What I want to comment on in
this video is something that many thousands of Spaniards can do to have financial independence now
, or in a few months, with the condition of changing their life a little, and also
going on to have a better life. I am going to give the examples with localities in Spain, but if
you live in other countries in Europe, the US, Australia, etc., you can apply them perfectly to your
country. We are going to see several people in different situations. Some with a little more income,
others with less, in different personal situations, etc., so that at least one of the
cases is very similar to your current situation and you can apply it, if you want.
First we see the case of Manuel. Manuel lives in Madrid in a shared room that
costs him 600 euros a month, and it takes him an hour to get to work. He does not live in the best neighborhood in Madrid,
so when Manuel goes out he does not see the images that everyone has in their heads
when they think of Madrid of Puerta del Sol, the Barrio de Salamanca, etc. Maybe
it seems expensive to you that a room in Madrid costs 600 euros. It seems that way to me too,
but in Madrid they ask for 700 to 800 euros for many rooms. There are also them for
less than 600 euros, but in all the prices that we are going to see in the video I have taken prices
that are more or less average. Neither the most expensive, nor the cheapest. That's why I told you before that
homes in Madrid and Barcelona have always been more expensive than in the rest of Spain, but that the
current situation is absolutely insane, and has nothing to do with what existed 20 years ago,
for example. Because the prices I have given you are for normal and ordinary rooms. The
so-called "coliving" rooms, which have common areas and are modernized,
cost between 1,000 and 2,000 euros per month. 1,000 and 2,000 euros per month to live in a room,
which will never be yours, and in a shared house. A real madness. Manuel believes that this cannot
end well, but now his priority is to improve his personal situation, not the general situation.
So Manuel is one of those who wants to change his life quickly, because he doesn't like
the life he leads at all, and each new day seems very heavy. He already has a stock portfolio
of about 60,000 euros that gives him dividends of 250 euros per month after taxes. It also
has a permanent reserve in fixed income of 10,000 euros. The dividend strategy
is doing very well. The problem is the life he leads in Madrid, paying 600 euros for a room that
is very far from work, and that will never be his. So Manuel has realized the
following. In towns on the coast of Almería there are apartments that are quite good and cost
about 80,000 euros. To make it clearer, I am going to put photos of a real example of Idealista,
because defining a flat as good, average, etc., is quite ambiguous. For this apartment that you see here
they are currently asking for 80,000 euros. As you can see, the views are very good and inside it is ready to
move into. The apartment measures 78 square meters and has 2 bedrooms and 2 bathrooms. The garage is
included, and has a storage room, elevator and air conditioning. It is a flat that is quite
good. This is the apartment that we are going to use as an example, because I already told you that I am going to take
average prices, not extreme prices. In this same town they sell another somewhat larger apartment,
90 square meters and 3 bedrooms, for 62,000 euros. Inside it is very similar to this one,
but it does not have views of the sea, but rather of a normal and ordinary street. And if we look for apartments
similar to these but with 1 bedroom in similar areas, there are some for around 50,000 euros and even
less. So if you are in a tighter situation than Manuel's, you also have
alternatives. Manuel earns 1,500 euros a month. He uses 600 euros to pay for the room,
saves 400 euros and lives with the remaining 500 euros. He lives very austerely, because
living in Madrid is expensive. The transport pass alone costs more than 70 euros. Manuel decides to buy
that apartment for 80,000 euros without making a down payment, and pays 380 euros per month for a 4% mortgage for 30 years.
The usual thing is to enter, but keep in mind that we are using round figures.
If you enter, then the monthly fee that I am going to use in the example decreases. If I had to put down
10% it would be 8,000 euros and I could use the reserve in fixed income, for example. You could also
dedicate savings and dividends for the coming months to the down payment, or in other
cases your parents could lend you that money. So after paying the mortgage and
house expenses, he has 1,050 euros left over from his salary. We have assumed that the monthly housing expenses
are 70 euros. Living in this town in Almería costs him about 300 euros a month,
which is 200 euros less than the 500 it cost him to live in Madrid. The transport pass alone was more
than 70 euros, and food, leisure, etc., is much more expensive in Madrid than in provinces like Almería.
So now Manuel can save 750 euros instead of the 400 euros he could save living
in Madrid. In addition, its cost of living has dropped a lot. In Madrid he spent 1,100 euros to live, and
sleeping in a room that would never be his. In Almería the mortgage, house expenses
and living expenses add up to 750 euros. In other words, the 250 euros that
Manuel receives in dividends are 23% of his expenses in Madrid, and living in a room that will never
be his, but only 33% of the expenses of living in Almería, and in a house that one day it will be yours,
and you will stop paying the mortgage. This other way you can see the difference better. To achieve
financial independence in Madrid Manuel would have to multiply his income by 4.5 times,
and would continue living in a room that would never be his, and to achieve financial independence
in Almería he has to multiply his income by 3 times, and living in an 80-meter house
that is his, and one day he will finish paying for it. Under these conditions, Manuel will reach
financial independence in about 7-8 years, and could already stop working if he wanted to. Of
course, I have taken inflation and taxes into account here. You can do simulations with
the simulator I have at Invertirenbolsa.info. Depending on the data we enter, in some scenarios
we may get a little more time or a little less time. The fact is that Manuel is
much closer to financial independence after having gone to live in Almería. We are now going to make
some small adjustments, to cover other cases similar to Manuel's. If Manuel had
a portfolio of 80,000 euros instead of 60,000 then it would only take about 6 years to achieve
financial independence. And if I had a portfolio of 100,000 euros then it would take about 4 and a
half years to achieve financial independence. We make one more adjustment, assuming that Manuel
wants to become financially independent even faster. For this, we assume that instead of buying
that 80-meter house for 80,000 euros, you buy another similar but smaller house, with 1 bedroom,
which costs you 50,000 euros. In this case, and with the stock portfolio of 100,000 euros, Manuel
would achieve financial independence in less than 3 years. I have put many variants, so that
you can see that you can be very flexible, depending on how much you want to achieve
financial independence sooner or later. Another thing that must be taken into account is that if Manuel had
a car in Madrid and sold it when he went to Almería, it would bring him even closer to financial independence
than in the case of having a transport pass, which is what we have done the calculations with. There are many possibilities for
Manuel to go to work in Almería. One is that the company where he
works in Madrid allows him to telework. Another is that you change to another company where they will let you
telework. Other cases are those of freelancers who already do their work online. And there will even be
people who, to do this, can change their face-to-face work in Madrid for a face-to-face job
in Almería, etc. Now we are going to see the case of Marina, who has an apartment purchased in Barcelona,
but has not yet finished paying for it. To do the calculations I am going to make assumptions
very similar to Manuel's, so I am not going to repeat them to speed up the video. Marina bought
her apartment for 200,000 euros 15 years ago, paying a mortgage of 950 euros per month. He made the mortgage
for 30 years and has 15 years left to pay. It is a small apartment, about 50 or 60 square meters.
Marina earns 2,000 euros a month. 1,050 goes towards the mortgage and the expenses of the community of neighbors,
she lives very barely with 500 euros a month, and with the other 450 euros a month she has managed to have a
stock portfolio of 100,000 euros, which gives her about 400 euros per month. month in dividends. In
the centers of the provincial capitals of emptied Spain, such as Lugo, Orense, Jaén,
Huelva, Salamanca, La Rioja, Zamora, Cáceres, etc., the average price of housing is around
1,000 to 1,300 euros per square meter. The Marina apartment now has a price of about 300,000
euros. And you still have half of the mortgage to pay. If you sell the apartment, you return the
100,000 euros that remain on the mortgage and have about 200,000 euros left over. With 100,000 euros you
can buy an apartment of about 90-110 meters in the capital of any of the provinces of
emptied Spain, or many towns in Spain in those provinces and others. So you have
another 100,000 euros left to invest in shares. With this, your stock portfolio will be
about 200,000 euros, and will give you monthly dividends of about 800 euros per month, after
taxes. Remember that Marina spent about 500 euros to live in Barcelona, and with that she lived in
a very austere way. With 500 euros a month in Orense, Huelva or Badajoz, for example, Marina
will live much better. But now you can spend almost double that amount on living,
and your dividends will continue to grow above inflation in the long term.
And you don't have to work anymore. What's more, even if Marina did not have any money invested in shares
when she lived in Barcelona, by making this change of residence that we have seen, she would achieve
financial independence almost immediately, investing in shares for dividends the
100,000 euros that she has left over after finishing paying the mortgage and buy your new home in Orense,
or wherever. In the event that Marina wants to continue working, she does a job with which
she cannot telework, and it turns out that in Orense she only earns 1,000 euros, half as much as in Barcelona,
her situation is still infinitely better than when she lived in Barcelona. We could continue seeing
examples ad infinitum, but the important thing is that you see that many of you are in
a situation very similar to what we have seen about Manuel and Marina, with all the variants that
we have seen, and others that occur to you. Many of you who are in this type of situation believe
that you have a few years left to achieve financial independence, but as you see
you can have it very close as happens to Manuel, or immediately as happens to Marina. You have to
change your residence, and that is a life change that has its importance. But more and more people are heard
saying that they really liked living in Madrid or Barcelona, but that they are very happy to
have gone to live in other places in Spain, because their quality of life has improved in every
way. Living in Barcelona, Marina's dividends covered half of the mortgage on
a 50-meter apartment, and living in Orense she has no mortgage, she lives in a 100-meter apartment,
and she can live much better than she did in Barcelona. and without working. Think about it calmly,
because many of you who see your financial independence as somewhat distant can have it
next month, if you want. And living better than you do now and even spending more money
than you do now on living. Let's go with the news about financial independence and
dividends. Endesa has lost an arbitration over a gas contract, and has slightly modified its
dividends. Much has been said that it has lowered them, but it has really modified them. Here you see the
dividends planned so far, and the new ones. The floor planned for 2023 remains at 1 euro.
The one planned for 2024 drops by 0.10 euros, and the one for 2026 is 0.10 euros higher than what was planned
for 2026. The minimum dividend expected for all these years is 1 euro, although remember
that Endesa usually pays dividends above of the planned ground. For example, in 2023 the
floor is 1 euro, but if the results obtained in the first 9 months are maintained, the
2023 dividend will be around 1.40 euros. Another important issue is that Endesa has said that
without the extraordinary tax on electricity companies it would invest 4,000 million euros more in Spain.
This is yet another example of how politicians' greed harms those who have the least.
Sam Altman's dance from OpenAI to Microsoft, and back again is important to comment on.
Because when a company depends so much on one person, it is not suitable for long
-term dividend investing . In this strategy we must look for good businesses, which will change
managers. Companies that rely heavily on one person may be fine for other strategies,
but not for this one. Telefónica is already beginning to sell its APIs in Brazil this November,
and in the first quarter of 2024 it will begin to sell them in Spain. If you don't know what this
API thing is, I discuss it in this video that I recently made about Telefónica and that I leave you here. This
can be important for all telcos in the world, so we have to follow it. The European hydrogen network
has begun to be built. The first section will be built by the company equivalent
to Enagás from the Netherlands. This is going to be a very important business for the future of Enagás,
and it is already beginning to become a reality. Elecnor has had a capital gain of 600 million euros when selling
its renewable subsidiary. These 600 million euros are 70% of the capitalization that
Elecnor had recently, when it was at 10 euros and we commented in the Forum that it was very
cheap. Now it is trading at 18 euros. If you help me by sharing this video, giving it a "like"
and everything else, I really appreciate it. I say goodbye until the next video and we continue
seeing each other in the Invertirenbolsa.info Forum, Twitter, TikTok, Instagram and Facebook.
